Parking Garage in Downtown Houston Painting Project

How communication was vital during this commercial parking garage project.

The problem to be solved:

A client contacted CertaPro Painters of Central Houston for a complete overhaul on a nine-story parking garage in downtown Houston. For phase one, with close to 30,000 square feet of walls and railings in stairwells and elevator vestibules, 60,000 square feet of ceilings, and near 22,000 square feet of concrete walls and railings outside, calling this garage a large project wouldn’t do it justice. On top of that, the parking garage remained open for the duration, so organization and communication regarding work and customers using the lot was vital.

The Work:

With so much space to cover, it was important for CertaPro Painters of Central Houston to adapt to the situation. To do this, communication with the client about closing areas was vital. Throughout the project, various areas that were being worked on were closed during work, and reopened once completed. In addition, there was a flagman outside of the garage at all times to ensure the safety of the customers using the facility as well as the employees working. With communication and safety taken care of, CertaPro Painters of Central Houston could focus on the job at hand. Inside, the first three floors and four stairways, railings included, were in bad shape due to vandalism and stains. This required specialty products from Sherwin Williams to remedy. The entirety of the first and second floor ceilings required hand scraping to remove all peeling paint, which then needed to be disposed of in a safe and proper manner. To complete prep-work, a heavy power wash plus one coat of industrial primer and two coats of paint were applied. To remedy the vandalism and stains in the stairwells, CertaPro Painters recommended an anti-graffiti coating for the paint, which is easier to clean and minimizes the exposure of the walls. In all, CertaPro Painters of Central Houston painted two stories outside, two stories ceilings inside, as well as four stairwells with eight floors each. It was also necessary to apply window sealant due to water leaking through windows, and they fixed spot ceiling blocks from floors three to nine.

Final result:

All in all, CertaPro Painters completed the project in under the 30 day budgeted time, while still in use. Communication was key, not only to ensure the safety of patrons and workers alike, but to streamline the project for efficiency and quality.
